How to choose a lawyer in Thailand

The right starting point is the type of work you need done. Property, corporate, immigration, litigation, and family law are distinct specialisms. A firm that covers everything loosely is rarely the best choice for any one area. Look for a firm that lists your type of work prominently and handles it regularly.

Language is the second filter. Many Thai law firms serve an international clientele and have lawyers who work in English, but not all do. Check the firm's profile for language information before reaching out.

Location matters less for advisory work but counts for anything that involves the courts, the Land Department, or government offices. If your matter requires appearances or filings at a specific location, a firm in that city is worth prioritizing.

What fees look like in Thailand

Most lawyers in Bangkok charge between 3,000 and 20,000 THB per hour. The range reflects seniority, firm size, and practice area. Corporate work and litigation from larger firms sit toward the top. Document drafting, general advice, and immigration matters typically fall in the middle.

For defined transactions, many firms prefer flat fees. A standard condo purchase, covering title search, contract review, and Land Department transfer, typically runs 25,000 to 80,000 THB. A company registration runs 15,000 to 40,000 THB on average. Always ask whether disbursements (government fees, translation, notarization) are included in the quote or billed separately.

Thai law firms rarely publish rates on their websites. That is the norm, not an evasion. Most will provide a clear estimate once they understand your matter.

Finding English-speaking firms

Most established law firms in Bangkok work in English. In Chiang Mai, Phuket, and Pattaya, you will find English-speaking lawyers too, particularly at firms focused on property and immigration.

Use the language filter on Justenda to limit results to firms that have listed English as a working language. If fluency is critical to your matter, confirm it when you first make contact. A brief call or message before committing is a reasonable thing to ask for.

What “verified” means on Justenda

Verified firms have been reviewed by Justenda before being published. We check identity, office address, the type of work the firm handles, and current contact details. A verified badge means the listing is accurate and current, not that we have assessed quality or case outcomes.

Featured firms have an active relationship with Justenda and tend to have fuller profile information. Neither verified nor featured status is a legal endorsement. Your own questions, first impressions, and judgment still matter.

Frequently asked questions

How much does a Thai lawyer cost?
Bangkok lawyers typically charge 3,000–20,000 THB per hour. For transactional work, flat fees are common: condo purchases run 25,000–80,000 THB depending on complexity; company registrations typically run 15,000–40,000 THB. Fees for litigation, appeals, or complex corporate matters are quoted by the firm after an initial assessment.
Do I need a Thai lawyer for a condo purchase?
You're not legally required to use one. But the process involves title deed verification, contract review, checking the building's foreign ownership quota, and attending the Land Department for the transfer. Getting any of these wrong can be costly. Most buyers use a lawyer.
Can foreigners own property in Thailand?
Foreigners cannot own land outright. Condominiums are the main exception: a foreigner can own a unit freehold if the building's foreign quota (49% of total units) has not been reached. Foreigners can also hold land through long-term leases, typically 30 years with renewal terms set by agreement, or through Thai company structures. Each option has different implications, and a property lawyer can help you assess which fits your situation.
What is a Chanote title deed?
A Chanote (Nor Sor 4 Jor) is the highest grade of title deed in Thailand. It confirms full ownership rights with GPS-surveyed boundaries. Other title types, such as Nor Sor 3 Gor and Nor Sor 3, carry more risk and less precision. Always check the title type before purchasing. Your lawyer will do this as part of due diligence.
Do I need a lawyer for a work permit?
Not strictly. But many employers use a law firm or immigration specialist for the first permit, or when handling multiple permits at once. The Department of Employment process involves multiple document submissions, and firms with established relationships there can handle it efficiently. Fees are usually quoted as a fixed package.
What is a retainer fee?
A retainer is an upfront payment that covers an agreed amount of legal work. It is an advance against time that will be billed, not a fixed fee for a finished result. Ask what the retainer covers before agreeing to one, and what happens if your matter runs longer than anticipated.
How do I verify a Thai lawyer's credentials?
The Thai Lawyers Council (สภาทนายความ) maintains a register of licensed practitioners. You can ask the firm to confirm their lawyers are registered. Thai companies are searchable through the Department of Business Development's public portal. For lawyers who practice in both Thailand and another jurisdiction, their foreign bar membership is verifiable through that bar's public records.
Can I get a second legal opinion?
Yes. Consulting more than one lawyer is sensible before signing important contracts or committing to a legal strategy. Many firms offer short initial consultations; some charge for them. Ask about fees before booking.
What if I need a lawyer urgently?
Most firms can turn around urgent matters, but response times vary. When you message a firm through Justenda, be explicit about your timeline. Bangkok firms generally respond within one business day for routine inquiries. For urgent matters, stating your deadline clearly when you first make contact speeds things up considerably.
