A power of attorney lets someone act for you in Thailand when you cannot be there. It is the document behind most transactions a foreign owner completes remotely: transferring a condominium, registering a lease, dealing with a bank, or letting a lawyer file something on your behalf.
The part that surprises people is how specific Thai practice is. For land and condominium dealings the Land Office expects its own prescribed forms rather than a general letter of authority. The embassy page for land powers of attorney names them directly: Tor.Dor. 21 for land with a title deed, Tor. Or. 4 for land without one, and A.C. 21 for a condominium unit.
That specificity is the whole risk. A power drafted in general terms, or drafted for the wrong asset, gets refused at the counter on the day it matters, when the signer is usually on another continent.
Warning: A blank or partly filled form is the classic mistake
It is tempting to sign an empty form and let someone fill in the details later. Thai consular practice refuses that route: the Royal Thai Embassy states it "does not certify signatures on incompletely filled-out documents". It also certifies only the signature, not the contents, stating it is "not certifying any message that appears in the document". Nobody official is checking that the powers you granted are the powers you meant to grant, which is the job you are hiring a lawyer for.
Get the right form for the transaction
Land, condominium, and general matters use different documents, and the Land Office forms are prescribed. The lawyer handling the underlying transaction identifies which form the receiving office will accept before anything is signed.
Complete it fully before signing
Every particular is filled in first: the attorney's identity, the property or matter, and the exact acts being authorised. Incomplete documents are refused at certification.
Have a notary public certify your signature
Where you sign abroad, a local notary public certifies your signature on the completed form. This is the first step in the certification chain, not the last.
Then have the Royal Thai Embassy or Consulate certify
The Thai mission with jurisdiction over where you are certifies the signature after the notary. Fees and processing time are set by each post rather than nationally, so check the specific embassy or consulate you will use.
Send the original to Thailand
The receiving office generally works from the original document with its certifications attached, together with copies of your passport and the attorney's identification. Build the courier time into the transaction timetable.

This catches people out in the other direction, when the document is signed inside Thailand. Thailand does not have a civil-law notary profession the way many countries do. The equivalent function is performed by Thai lawyers who hold a separate licence as notarial services attorneys, registered through the Lawyers Council of Thailand, which runs the registrar office for signature and document certification.
So when a foreign bank, court, or university asks you to have a document notarised while you are in Thailand, what you are looking for is a notarial services attorney rather than a notary's office. Firms listed here that handle notarial and document services hold that licence.
The reverse-direction work matters too. A Thai document sent abroad, or a foreign document used in Thailand, often needs legalisation by the Department of Consular Affairs on top of the lawyer's certification, and the order of those steps is fixed. Getting it wrong means starting the chain again. Worth knowing if you are planning ahead: Thailand acceded to the Apostille Convention on 30 June 2026 and it enters into force on 28 February 2027, after which a single apostille replaces that chain for documents used in other member countries.
The drafting is the value, not the certification. A power of attorney is read strictly, so it needs to authorise exactly the acts required and no more: naming the property, the price range if there is one, and whether the attorney may sign the transfer itself or only lodge documents. Powers that are too narrow fail at the counter, and powers that are too broad hand a stranger more authority over your assets than you intended.
The common engagements are property related, which is why this work usually sits alongside a property purchase or is arranged by the property lawyer running the transaction. It also appears in estate matters, where a family member deals with assets in Thailand, and in company matters where a director abroad authorises filings.
One practical point worth planning for: a power of attorney can be revoked, and its validity is not indefinite. If a transaction depends on one, it is worth confirming it is still in force on the day it is used rather than assuming, particularly where months have passed since signing.
